BUYER First Questionnaire

Thanks for starting a conversation with me! Please understand that before I (or any Realtor) can show anyone any properties, you and I must have a signed Buyer Representation Agreement.

This questionnaire is the first step in our getting to know each other, and finding out if we will be a good fit to have that signed Agreement help us find you your Texas home together.

1. What is your big reason for starting your home buying journey?

a. Are you currently renting?

b. Do you also have a home to sell?

2. Have you been researching the steps to buying?

a. Anything you don't understand or have a question on?

3. When's the last time you bought or sold a home? Where was that?

4. How did that purchase or sale go?

a. Do you remember anything particularly troubling or positive about that transaction?

5. Whose names will be on the deed for this purchase?

6. What have you been seeing as you research the homes on the internet?

a. What is your perception of the price of homes you like?

b. Do you think what you are currently looking for will be in your price range?

i. How willing will you be to compromise? We'll talk more about what features you'd compromise on more as we go along.

7. Have you connected with a good lender yet to talk through your finances?

a. Do you want me to recommend a couple to you?

8. How long do you plan on owning your next home?

9. What price range are you thinking you can afford?

a. What total monthly payment are you hoping for?

b. What amount of down payment do you have?

i. Is any of it a gift from family?

ii. Can you come up with any more if the home you fall for needs more to keep you in your payment budget?

OK let's get to the granular questions – the whats, wheres, and details:

1. What was your favorite feature of your last or current home?

2. What was your LEAST favorite feature?

3. City or country location?

4. Size of land and house you're considering

5. How many people will be living there?

6. Beds & baths needed?

7. Will you need an In-law suite type setup?

8. Are you hoping for particular outbuildings or outdoor space features?

9. Do you have animals?

10. Do you have school district preferences?

11. HOA or not?

12. Neighborhood or more separate?

13. Do you have hobbies that need some space?

14. What about a pool? Are you familiar with the upkeep or prepared to pay a monthly pool service?

15. What do you need to be closest to; a job location or doctor or airport or…?

16. How handy are you? Can you handle some fix up or simply want a care free move in?

17. Do you like or dislike stairs to enter a home? How about stairs to reach bedrooms?

18. No Fireplace a deal breaker?

19. Fenced yard or no?

20. Any particular style of home you like best? Craftsman, Mediterranean, log, colonial, ranch, modern…?

21. Trees near the house or cleared?

a. Trees on the acreage or full pasture?

22. Garage needs?

23. What's your interior design style?

a. What if we can't find one in your price range with that?

24. Do you prefer tall 10+ foot ceiling or ok with standard height?

25. Any other special ideals or wishes to have in a new home?

26. What can you NOT LIVE WITHOUT?

27. IF we find one that matches MOST of your wish list, are you ready to sign papers on it? Do you have a history of indecision? Do you agree on things fairly readily?

28. Do you understand the compensation structure I showed you as far as how my compensation might be paid, and how on each property it can vary as to how it will be covered?

29. Do you understand we could be working together for 3-12 months? Real estate isn't as easy as the shows make it look. Especially when you have specific needs within a difficult market.

30. Are you prepared to be almost as loyal to me as your exclusive agent as I will be to you as my fiduciary client?

a. What's most important to you in our work together?

b. How do you best like to be communicated with?

c. If at any time we come to an impasse in our partnership that we can't work through, I would release you from our written agreement. I'll be doing a lot of behind the curtain work for you and I hope that we can get to that dotted line together as a team. Are you ready?
