Seller Questionnaire SELLER Questionnaire – In Home Meeting 1. Obviously We're here to talk about your thoughts on selling your property. What brought you to that possibility? 2. Have you tried to sell before this? What happened? a. If not when was the last time you bought or sold property in Texas? 3. I assume you've been checking web sources for ideas of what price you might ask. I'll ask you more about that later though. 4. (IF NOT VIEWING PROPERTY): a. Tell me the basics about property; size, age, lot size, room counts, etc. How long have you owned it? b. What's your favorite feature and your least favorite feature? c. Are there things that need repair or updating? Have you gotten quotes on those? 5. IF ON PROPERTY: a. Do you mind if we take a quick tour of the property both inside and out? You might point out updates or issues along the way. i. Also things that you love and things that annoy you. 6. About what amount is still owed on your mortgage? 7. Where do you plan to move once it's sold? 8. What timeframe do you think you need to sell by? a. What happens if it doesn't sell by then? Marketing 1. What are you expecting in the listing of your property from me? a. In terms of marketing 2. Depending on the market conditions, will you agree to be flexible in your pricing if the market says we have the wrong price? a. Will you be flexible in considering offers and their parameters so we can get you where you want to go next? 3. Home sellers that have lived in a house for a long time and maybe raised a family there often have emotional ties to the house. How are you feeling on that? a. Will you be able to see it from a Buyers' perspective? 4. Would you like to take some time now for us to walk through the listing agreement so I can help you understand it? 5. You mentioned your timeframe for selling is _____ months. The market right now shows us: _____(CMA)____________ 6. Seeing the CMA here of similar homes to yours, do you have a better idea of what your property, as it is right now, should be listed at to attract attention quickly? 7. (If there are simple updates that could be made cosmetically): Are you open to perhaps doing some of the simple updates we noticed on the walkthrough? *a. These could make a decent difference in the price you could list at, as a Buyer won't see an immediate issue they'd need to tackle after purchase that turns them away from your property.* 8. Do you feel like we could work together well as a team to get your property sold? 9. I'd like to finalize your listing today by filling out and signing the agreement based on what we talked about. a. Do you have any reservations about that? Tell me about them. If you're wanting to talk to other agents I totally understand. What did you hope to hear me present to you that you think another agent might? More questions? A listing agreement is for a certain timeframe and we can alter or cancel it at any time though that puts you back at the beginning, changing brokerages, making the selling process take longer. I understand that you wish to have a shorter time frame once you get it listed? b. My goal is to get your wishes taken care of the first time, as quickly and most profitably as possible. I know you have future plans and that real estate is not a game to just roll dice on. I'm serious about what I do because you should be able to get on with your next steps in life when you want to. 10. If we can solidify the terms needed to get this going, would you feel comfortable signing the listing agreement now and get our plan in motion so you can get moving sooner?
