Where’s the Best Deal on Homes on 5+ Acres in North Texas Right Now?

I get some version of this question almost every week: “If I want a home on land, where do I actually get the best deal?” Fair question. Here’s the answer, based on 30 days of real closed sales and active listings across 12 North Texas counties, not gut feeling.

The short answer: Van Zandt, Hunt, and Fannin

If you want 5 to 15 acres, which is the size most people mean when they say “I want some land,” these three counties are giving you the most acreage for your dollar, backed by enough actual sales to trust the numbers.

1. Van Zandt County — around $58,500 per acre

This one has the most solid data behind it. Seven properties closed in this size range over the last 30 days, and the middle price came out to about $58,500 an acre. Homes here also sold fast for rural property, a median of 42 days on market. That combination, real sales plus quick turnover, tells you this is an active, believable market, not a fluke.

2. Hunt County — around $65,200 per acre

Ten closed sales here, which is the biggest sample of any county in this study. That’s a good thing. More sales means more confidence in the number. Slightly pricier than Van Zandt per acre, but still well under the DFW-adjacent counties.

3. Fannin County — around $83,900 per acre

A step up in price from the first two, but still meaningfully cheaper than Grayson, Rockwall, Denton, or Collin. Six closed sales back this number up, so it’s a reasonably trustworthy read.

Worth watching, but not proven yet: Hopkins County

Hopkins showed the cheapest price of the group with real data behind it, about $39,700 an acre, but only three sales support that number. That’s not enough to call it a sure thing yet. If you’re the adventurous type, it might be worth a drive out there before more buyers catch on. Just know you’re a little further out on a limb with the pricing.

What “price per acre” actually tells you

One quick note, because this trips people up. A giant 200-acre ranch will always show a lower price per acre than a 10-acre homestead, in every single county. Bigger land gets a volume discount, the same way buying in bulk at the store costs less per unit. So don’t compare a 10-acre tract’s price per acre to a 200-acre tract’s price per acre and think you found a deal. Compare like to like. That’s exactly why the numbers above are all pulled from the same size range, 5 to 15 acres, so it’s a fair fight.

What this means if you’re selling instead of buying

If your property sits in Van Zandt, Hunt, or Fannin in that 5 to 15 acre range, buyers touring your property have real recent comps to measure you against. Price it out of line with those numbers and you’ll hear about it. If you’re in Grayson, Rockwall, or Denton, you can support a higher price per acre, but expect a longer wait, those counties are running over 100 days on market right now.

Bottom line

Land is not one market. It’s twelve different markets wearing the same “North Texas” name tag. If price per acre is your main goal, start your search in Van Zandt or Hunt County. If you want to gamble on an up-and-comer, keep an eye on Hopkins. Either way, know your comps before you write an offer, or before you set your list price.

A few things worth knowing before you use these numbers:

  • These are averages, not medians like the earlier report used. Averages get pulled around by outliers — that’s why Delta’s active acreage jumps to 63 acres, a few huge ranch listings are dragging that number up, not a typical Delta listing.
  • Closed rows are confirmed sales. Active rows are just what sellers are asking right now, not proof of value.
  • Anything with a low number (Delta, Rains, Rockwall closed rows) is one or two data points wearing a county’s name. Treat those as leads to check in person, not settled facts.
